What does broom-clean mean after demolition?

“Broom-clean” should describe an agreed condition, not stand in for a finished renovation. Confirm which debris and loose material will be removed and which remaining surfaces need another trade or a separate cleaning scope.

Describe an observable result

Identify the work area, the loading route and the material being removed. Agree whether the handover includes loose rubble, packaging from the demolition work and collection from protected routes. Note who removes temporary protection and when it is appropriate to do so.

Avoid using one adjective to cover every surface. A floor cleared of loose pieces may still show bonded adhesive, staining or old mortar. Removing those is a different task from sweeping up debris and should be assessed explicitly.

Separate three common expectations

Debris clearance removes the scoped loose material. Surface preparation deals with a base that the next installer needs to accept. Final cleaning may address fine dust or finishes after the broader construction work. These can occur at different stages and may belong to different contractors.

For example, a stripped retail unit may be ready for a contractor walk-through while still needing flooring preparation and later finish cleaning. Neither the flooring handover nor a clean-looking photograph proves that the base meets a new flooring system's requirements.

Agree the walk-through and remaining items

Review the actual area with the person receiving it. List any loose debris still within the demolition scope, separately from retained coatings, unfinished repairs or new requests. The commercial punch list provides that wider completion record.

If another contractor continues working before the walk-through, record the timing and which material each party generated. For a stand-alone collection, say whether the request is load-out only or includes a defined cleanup.
