Commercial Strip-Out in Mississauga
A commercial strip-out removes the fit-out of a business space, including walls, ceilings, flooring, counters and fixtures, so the unit is ready for a new layout. We do this for landlords, tenants and general contractors in Mississauga's offices, plazas and industrial areas.

Scope boundaries
Landlord handover requirements control what stays. Live services, fire systems, structural work, hazardous materials and new fit-out work are not assumed to be part of a strip-out.
Before we plan the work
Share the lease handover or fit-out scope, building access rules, loading arrangements and whether adjacent units remain occupied. Identify service isolation and approval responsibilities.
Office, retail and other unit strip-outs start with a clear landlord or fit-out brief. Identify ceilings, partitions and fittings that stay, and the condition required for handover.
Occupied neighbours, shared corridors, loading facilities and building service rules can affect the work. Agree these arrangements with the property manager before the removal scope is finalised.

Planning questions
What does base building condition mean?
It usually means the unit is returned to how the landlord first delivered it, often bare walls, open or original ceiling and concrete floor. The exact definition is in your lease, so we build the scope from it.
Is a designated substance survey needed for a strip-out?
Yes, in most cases. Under section 30 of Ontario's Occupational Health and Safety Act, the owner must identify designated substances such as asbestos, lead and silica before work is tendered, and contractors must receive that list.
Can you work around our building's hours?
We can plan around loading dock times, elevator bookings and quiet hours set by property management. Noisy work is kept within what the building and Mississauga's noise rules allow.
Do you remove the flooring and adhesive too?
We remove flooring and can take the floor back to bare concrete if the scope calls for it. Adhesive removal depends on the product, so we look at it during the site visit.
