Retail strip-outs for refits and tenant changes

CoreCut assesses shop-interior removals for renovation contractors, landlords and retail operators in Mississauga and across the GTA. The next layout determines what comes out.

A display refresh, a shop reconfiguration and a wider vacant-unit reset require different boundaries. None automatically means removing the storefront or returning every unit to an assumed shell condition.

Scope and fit

The ordinary strip-out may include specified fixed displays, counters, partitions, ceilings and coverings. Identify stock, loose furniture, leased equipment and landlord installations separately, with an authorised decision for each item.

Show retained frontage, base-building finishes and neighbouring premises on the plan. The landlord's actual requirements and the incoming design establish the handback condition; a generic empty-unit description is not enough.

If the new shop layout needs a concrete opening, identify it separately with the responsible designer or trade. Ordinary fixture removal does not imply structural alteration, service disconnection, storefront installation or delivery of the next finished shop.

Scope boundaries

Landlord handover requirements control what stays. Live services, fire systems, structural work, hazardous materials and new fit-out work are not assumed to be part of a strip-out.

Assessment and sequence

    Set the shop outcome

    Compare the refresh or reset with the next tenant's plan. Resolve fixture ownership before labelling attached items for disposal.

  2. 02

    Confirm the building arrangements

    The manager and GC establish shared-route, service and work-period conditions. Mall or plaza access must be confirmed for the actual unit.

  3. 03

    Complete the agreed removals

    Keep the scope tied to retained finishes and included layers. Refer unexpected conditions for direction and assign subsequent repair and installation separately.

Before we start

Bring the landlord requirements, shop plans, fixture destinations and incoming contractor's receiving condition. Explain which equipment providers have separate work.

For several locations, identify each address and its exceptions. A repeated store concept does not establish identical layers, access, capacity or work periods.

Frequently asked questions

Does a retail strip-out include stock and loose furnishings?

Do not assume it does. The owner should arrange destinations and identify any separately requested handling. The building-removal assessment concerns the defined attached fit-out and finishes.

Can the same scope be used for every store?

Use a common comparison structure, then record each store's actual differences. Retained fixtures, floor layers and landlord requirements can change the removal even when the proposed concept is repeated.
