Which retail fittings can leave, and who decides?

A fixture disposition register distinguishing ownership, removal and destination.

Separate ownership from appearance

A retail unit can contain landlord fittings, tenant additions and equipment supplied by another company. The fact that a fitting is inside the unit does not establish who can authorise its removal. Ask the tenant and property manager to reconcile the item list before the demolition scope is signed off.

Photograph and number counters, display systems, shelving, signs and fittings whose status is uncertain. Tie the numbers to a plan so similar-looking items cannot be confused. Keep “decision pending” distinct from both removal and retention.

Agree what removal actually includes

A fixture may connect to power, data, plumbing or a retained surface. Record who disconnects it, whether fixings come out and what condition is expected at the wall or floor afterwards. The finish behind a counter may not match the surrounding room.

If an owner wants an item returned, identify the collection person and storage arrangement. Removal for disposal does not promise careful dismantling for reuse. Review that request before work, including whether the item can reasonably be separated without damage.

Carry the register into the walk-through

At handover, check each item against its agreed destination. Record fixtures still waiting for collection and any retained-surface repair assigned to another trade. Do not let an uncollected item quietly become demolition waste.
