What information lets contractors quote the same removal and handover scope?

A removal/retain/unresolved schedule with one decision owner per item.

Start with a marked plan, not a room name

“Strip the unit” leaves several different jobs open to interpretation. One contractor may allow for ceiling removal while another assumes the grid stays. Issue the same dated plan, photographs and written scope to everyone pricing the work. A room name identifies a location; it does not define the layers, fixtures or services that leave it.

Number the work areas and tie each removal item to a plan reference. Give retained items equal attention. A counter, partition or floor edge that stays can determine how neighbouring material is separated and carried out. Use the schedule below as a discussion document, not as permission to remove an unresolved item.

Give unknowns a visible status

Mark uncertain items as “review required” rather than placing them in the removal column. Identify who will resolve ownership, material information, isolation and any design question. Include the document or site review needed and the point at which a decision must be made.

If bidders make different assumptions, ask them to identify those differences explicitly. Do not compare totals until the included removals, access arrangements, debris handling and exclusions describe the same work.

Define the receiving condition

Name the person who accepts the unit and describe what they need to see: retained finishes, cleared floors, exposed boundaries and outstanding work for other trades. Broom-clean is a housekeeping description, not a promise that a substrate is ready for every new finish.
