A cleared lot is not a new building site approval. Disconnects, hazardous-material work, engineering and final grading requirements must be assigned before demolition.

Before we plan the work

Identify the building or addition, property access and what remains. Review municipal approvals, utility readiness, material information and protection of neighbouring property.

Removing an addition differs from taking down a whole building because the retained house must be separated and protected. The site plan should identify retained foundations, trees, access and neighbouring features.

The municipality confirms applicable approvals. Material assessment, utility disconnects and any required design are reviewed with the responsible parties before work starts.

Planning questions

Do I need a demolition permit in Mississauga?

For most buildings, yes. The City of Mississauga issues demolition permits, and the application usually needs proof that utilities have been disconnected. Some small accessory structures may be exempt, so check with the Building Division.

Who disconnects the utilities?

The relevant providers or appropriately qualified trades handle utility disconnects. Confirm requirements, responsibilities and evidence of isolation before work starts. Check the permit application requirements with the municipality.

Can you remove just an addition and leave the house?

Yes. Our photos include a brick home with the rear addition removed to its foundation. We separate the connection carefully first so the main house is not damaged.

Should I tell my neighbours before the demolition?

It is a good idea. Giving neighbours notice of the dates, truck traffic and noise helps avoid complaints and lets them move cars or protect gardens.
