Office strip-outs for the next fit-out

CoreCut assesses office strip-outs for fit-out contractors, owners and property managers in Mississauga and across the GTA. We start with the rooms and assemblies that the next design needs removed.

A selected-room renovation differs from a wider suite reset. Retained meeting rooms, base-building services and reusable partition systems need clear boundaries in either scope.

Scope and fit

The assessed package can include specified partitions, ceiling areas, floor coverings, doors and fixed joinery. Loose furniture, IT equipment and active building services have their own responsible providers; an office clearance instruction should not obscure that distinction.

Compare the existing suite with the proposed fit-out. Mark rooms that remain and identify where old walls meet retained floors or ceilings. Removing a partition can expose unfinished edges that the following contractors must address separately.

Concrete openings or structural changes are not automatically part of ordinary office removal. Where the reviewed design calls for them, identify a separate item with the dimensions, design contact and receiving trade. That lets the fit-out and concrete packages follow the same current drawing.

What's included

  • Review of the marked office-removal and retention plan
  • Removal of accepted ordinary partitions, finishes and fixed interiors
  • Defined limits beside retained rooms and building installations
  • Material handling and cleanup as agreed for the site
  • Handover against the accepted fit-out boundary

Scope boundaries

Landlord handover requirements control what stays. Live services, fire systems, structural work, hazardous materials and new fit-out work are not assumed to be part of a strip-out.

Assessment and sequence

  1. 01

    Compare the layouts

Identify the rooms that leave and the useful interiors that stay. Separate any proposed system relocation from demolition for disposal.

  2. 02

    Resolve dependencies

The responsible trades address services and the GC confirms access, material assessments and the work area. An occupied office needs an assessed arrangement, not an automatic continuity promise.

  3. 03

    Hand over the defined area

Review the accepted layers and retained edges with the next contractor. Repairs, new services and fit-out completion remain separately assigned.

Before we start

Provide current and proposed plans, landlord instructions, retained items and the authorised project contact. Describe the loading route and any access periods already confirmed.

For connected floors, identify differences between suites and any stair or riser interfaces. A typical-floor plan is not proof of identical conditions elsewhere.

Frequently asked questions

Can only part of an office be stripped?

A defined partial scope can be assessed. The design and site review must establish its boundary and relationship to retained rooms and systems. Continued occupancy is a separate project decision.

Can demountable partitions be reused?

The owner and a suitable installer decide whether the actual system suits its next layout. Keep an accepted relocation package separate from ordinary removal; CoreCut does not promise intact salvage or reinstallation.
