Retained-building planning
Demolition before an existing building becomes self-storage
- Interior scope
- Renovation planning
An office floor or warehouse can contain rooms and finishes that conflict with a proposed storage layout. The removal package should follow the reviewed conversion design, separating obsolete building interiors from the new storage system and the structure that remains.
CoreCut assesses the defined commercial strip-out contribution. Feasibility, approvals, fire design, structural loading and storage-system installation belong to the owner and appointed professionals.
Map the new circulation onto the old rooms
Show the existing partitions, ceilings, fixed interiors and staff areas against the proposed storage and circulation plan. Identify useful retained rooms rather than assuming that a new use requires every interior to leave.
| Illustrative starting point | Ordinary removal | Separate receiving work |
|---|---|---|
| Former office floor | Specified obsolete rooms, ceilings and finishes | Reviewed storage-system layout and installation |
| Warehouse with office enclosure | Defined office or support-area removal | Retained warehouse assessment and new fit-out |
| Mixed retained uses | Only the accepted conversion portion | Shared systems and separation designed for the building |

These are scope comparisons, not evidence that a property is eligible for conversion or that CoreCut delivers an entire storage development.
Keep the system supplier involved
The supplier should identify the condition required for its installation and the limits of its own work. New storage partitions are not simply replacements for every old office wall. Their layout and interfaces follow the specialist design.
Identify separately any existing storage equipment or systems being removed. Ordinary building demolition does not establish ownership, dismantling responsibility or acceptance of those assets.
Retain the building deliberately
Structure, services and any retained occupancies need explicit boundaries. A cleared interior does not resolve floor loading, fire protection or operating security. Questions about those systems go back to the responsible professionals before affected work is agreed.
For an office enclosure inside a retained warehouse, the warehouse fit-out guide develops the ordinary building package. It also distinguishes any separately designed concrete work from the strip-out.
Assess a defined first portion
The GC can identify an actual floor or area for assessment without promising a uniform programme for the whole building. Record exceptions and the receiving condition in the commercial tender scope.
Request a CoreCut assessment with the current/proposed plans, conversion design status and storage-system contact. Describe the demolition contribution being procured and the areas that remain outside it. The enquiry is for a removal package, not a feasibility, financing or operating recommendation.
