Demolition quotes can differ because they describe different jobs. Before comparing the totals, align the removal boundary, assumptions and handover condition. A short clarification can reveal whether an apparent difference is actually excluded work.
Put the same scope beside each quote
Use the current drawing or removal list as the comparison reference. For each quote, mark whether cutting, removal, protection, loading, disposal and agreed cleanup are included, excluded or unclear. Identify which document revision the contractor used.

Compare one difference at a time
For example, one quote might include flooring removal and disposal but exclude adhesive residue; another might include an assessed residue-removal scope but leave disposal to the client. Those are different boundaries even when both are headed “floor removal”. Ask for a revised common scope rather than guessing the value of the missing work.
Also compare access assumptions: an empty unit versus occupied neighbours, unrestricted loading versus booked windows, or a measured slab versus unknown thickness. Ask how a changed condition is documented and who must authorise additional work. These are commercial planning questions, not a reason to invent a universal rate.
Close the gaps before accepting the work
Keep a clarification log with the question, contractor response and final included scope. Distinguish a firm inclusion from an allowance dependent on assessment. Identify the client-supplied items and the professional approvals needed before starting.
