What should a client receive when demolition exposes something unexpected?
A concise hold-and-review record that distinguishes observation from diagnosis.
Record what is visible
An unexpected layer, connection or service should be described in plain factual terms. Record its location, the work that exposed it and the information available. A photograph can show a condition; it does not establish the material’s composition or a structural conclusion.
Keep the affected boundary clear while the responsible party reviews it. Do not treat the original removal instruction as permission to continue through an unidentified material or an unreviewed connection. Work elsewhere depends on the site team’s assessment and the agreed separation.
Name the decision that is needed
State whether the next step requires material assessment, a trade’s service information, design review or a client scope choice. Identify who is responsible for arranging that input and who can authorise a revised removal instruction.
Separate an observation from a proposed response. “A second layer is visible” is different from “remove the second layer”. The latter changes the scope and may need information that the photograph cannot supply.
Close the record before resuming that work
Attach the revised drawing, instruction or specialist information and identify the affected items. Record any change to access, sequence, debris handling or handover. Keep the original reference so the client can follow why the work changed.
This record supports a defined selective demolition scope; it is not an engineering or material assessment. Use it alongside the tender removal schedule to keep unknowns from becoming unrecorded assumptions.
