Removing curbs, islands and bollard bases in a Mississauga plaza parking lot.

A plaza lot has to work while its layout changes. Shoppers, deliveries and the paving contractor all need a clear boundary between what comes out and what stays.
Curbs and islands may look shallow from the drive aisle, but their bases and services can extend well below the pavement.
What is changing in the lot?
A new tenant layout, drive-through, accessibility change or charging installation can move circulation and parking edges. The drawings should identify each poured curb, landscape island, bollard base, light standard base and cart corral to be removed. Do not assume every raised feature in a marked area goes: a light standard or accessible route may be scheduled to remain.
Walk the plan with the property manager and paving contractor. Mark what the new surface will cover, what landscaping will be reinstated and what must remain accessible during the work. Agree on any fencing or temporary route before the first section is closed. This also helps distinguish demolition limits from work assigned to the electrical or landscaping trade.
- Mark items to remove and items to protect separately.
- Confirm the paving contractor's intended finish line.
Give asphalt a clean edge
The concrete-to-asphalt joint is an important handoff. Controlled sawcutting at the agreed line prevents the breaker from tearing up asphalt that should remain and gives the paving contractor a defined edge to restore. The crew can then lift the curb and island material in manageable sections rather than dragging reinforcement across the lot.
Older surfaces may hide another layer or a concrete base beneath the asphalt. If the actual edge differs from the drawings, pause and confirm the new limit before extending a cut. The concrete removal scope should specify whether footings and fill beneath the visible island also come out.
- Keep the edge that will receive new pavement intact.
- Separate concrete and landscape material for appropriate handling.
Bollards and light bases run deeper
A short bollard may be set into a substantial buried footing with anchor bolts or embedded steel. A light standard base can contain conduit that serves lighting elsewhere in the lot. Identify the circuit and have the appropriate trade isolate or reroute it before demolition; cutting the visible post is not the same as removing its foundation.
Landscape islands may also contain irrigation or drainage. Ontario One Call locates address the relevant buried public infrastructure, while private lines on the property need separate identification. Do not pull a footing with a machine until its boundaries and service connections are understood. A damaged underground run could affect tenants beyond the work area.
- Check bases below the pavement surface.
- Have electrical and irrigation routes identified before removal.
Keep the plaza open safely
Divide work into sections that let customers and deliveries find a usable route without crossing an excavation or debris pile. The property manager should coordinate tenant notices, signage and accessible paths; the crew maintains the agreed barriers around the active section. Loading and equipment movements need a route separate from public circulation.
Set working hours with the property manager and check Mississauga's Noise Control By-law guidance rather than assuming a plaza is exempt. The boulevard and any curb cut onto a City road require City of Mississauga approval before they are changed. Keep the limit between private-lot removal and public right-of-way clear on the plan.
- Agree on sections, signs and tenant access in advance.
- Keep bins and rubble out of pedestrian routes.
Leave the next contractor a usable site
The paving or concrete contractor needs the requested depth and clean limits to place the replacement surface. Record any unexpected footing, soft base or disconnected service before the area is covered. A simple handoff identifies what was removed, what remains and which areas still need electrical or drainage work.
Do not reopen a completed traffic lane until the property manager confirms that its temporary condition is suitable. Loose aggregate, exposed anchors and unfinished edges need protection between trades. Staging the removal in sections helps the next crew restore circulation without losing track of conditions found under each island.
- Confirm excavation limits with the replacement trade.
- Protect unfinished edges between work stages.
When to bring in a professional
Bring in a demolition crew when concrete meets asphalt to remain, buried bases may contain services or the property has to stay in use. The designer, property manager and service trades set the boundaries and access plan. CoreCut Demolition Mississauga can carry out the sawcuts, break-out and load-out within that plan. Discuss the lot layout before removal is scheduled.
- Resolve utility conflicts before mobilising.
- Confirm temporary access and the replacement contractor's handoff.
Frequently asked questions
Can an island be removed without replacing the whole parking lot?
Yes, if the designer and paving contractor have planned the transition and the work can be separated from the surrounding surface. A sawcut can define the edge, but the exposed base still needs assessment before the new pavement is installed. The manager also needs to plan how people use the lot while the opening remains.
Why check electrical service at an old light base?
The base can enclose conduit and connections even after a fixture has been removed. The electrical trade should identify and isolate the run, including any downstream lights it serves, before concrete is broken around it. The visible pole alone does not show where the wiring travels under the asphalt or island.
Who handles traffic around the active removal area?
The property manager coordinates the plaza's operating plan and communicates with tenants. The demolition crew works behind the agreed barriers and manages its loading movements. Signage and accessible access should be settled before a lane or walkway is blocked, rather than improvised after equipment and a bin arrive.
Can a private plaza curb cut be extended into the street?
A change to a curb cut at a City road is not simply part of private parking-lot demolition. City of Mississauga approval is required for work affecting that public interface. Keep the private removal limit marked and have the designer or property manager resolve the public-side approval before scheduling a cut across it.
