Who looks after a cleared lot before building starts?

When building does not start immediately after demolition, someone still needs to look after the cleared site. Define that responsibility separately from the removal contract so the gap between contractors is not a gap in site management.
Record the condition being handed over
Identify retained structures, known buried elements, exposed areas and the agreed ground condition. The infill clearing guide covers removal sequencing; this record starts when that scoped work ends.
Ask the project lead to distinguish a cleared area from a completed grading or drainage design. If further work is required before the lot can be left in its interim condition, assign it explicitly. A statement that the site is “clear” should not hide an unfinished protection or access arrangement.
Name the person responsible during the gap
Record who controls access, maintains agreed fencing or barriers and responds to a reported problem. Include the contact route for the owner, property manager and incoming builder. Keep keys and access credentials out of public notices and photo records.
Agree checks suited to the actual site and conditions rather than copying a universal interval. Weather, unauthorised dumping or damage to a barrier can change the condition after the demolition crew has left. The responsible person needs a process for reporting and arranging the appropriate response, not permission to enter an unsafe area.
Transfer the record when construction starts
Give the builder the agreed site information, photographs, known remaining construction and any unresolved items. Record who accepts the handover and which party now manages the site. Avoid relying on a delivery arriving as an informal transfer of responsibility.
If the construction plan changes during the gap, review whether the interim condition still suits it. CoreCut's site clearing scope does not automatically include indefinite site attendance, security or ongoing maintenance after the agreed work is complete.
