Retained-building planning
Roof-structure removal while the lower building stays
- Interior scope
- Renovation planning
Replacing roof coverings is different from removing the roof's deck or framing. When the lower building remains, the demolition boundary must identify which parts of the roof assembly leave and how retained walls, rooms and structure are treated throughout the change.
CoreCut assesses the engineer-defined structural-demolition portion. Roofing installation, structural design, temporary support and weather protection need explicit responsibilities. A removal enquiry does not include a watertightness guarantee.
Distinguish the layers before defining the package
| Part of an illustrative roof section | Question for the responsible team |
|---|---|
| Covering and upper layers | Is this roofing-contractor work without structural demolition? |
| Deck and framing | Which members are included in the reviewed removal design? |
| Ceiling and connected interiors below | Which finishes or services must be addressed separately? |
| Retained walls and rooms | What support, separation and temporary enclosure are required? |

This section is a planning comparison, not a dismantling sequence. The designer establishes the actual retained structure and approved removal limits.
Compare a local opening with wider roof replacement
If the design only needs an aperture for building services, use the concrete-roof opening guide. Removing a larger roof assembly creates different interfaces at walls, framing ends and the spaces below.
Identify how the new construction meets the retained building. A demolition drawing should reference that receiving detail rather than leave the replacement contractor to infer what remains at the edge.
Assign the temporary condition before work
The GC and designer need a plan for the building between removal and replacement. Name who provides support, exposed-area protection and access control, and who confirms the next stage can proceed. Do not assume that removing the roof also provides those separate systems.
Access and handling depend on the property. Describe the approach, nearby buildings, retained surfaces and available material route. CoreCut's assessment determines the acceptable scope; roof height alone does not establish crane capacity or a particular method.
Include the interiors that genuinely change
Ceiling removal may be needed beneath the structural work, but it requires its own boundary and service review. The retained-services ceiling guide helps describe that portion without turning the whole lower building into a strip-out.
An illustrative replacement might remove specified framing above retained rooms, with another contractor providing the new roof. A covering-only renewal would be a different package and may not need CoreCut's structural service.
Request an assessment with the replacement design, retained-building plan and contacts responsible for support and enclosure. Identify the actual structural portion instead of describing the entire project as taking the roof off.
